OMA was engaged by the CBRE account project management team to provide Integrated Relocation Management (IRM) Services. Based on the complexity of the office and lab project, the CBRE team reached out to OMA IRM based on our process and experience in this space.
Project Metrics
The project consisted of relocating and decommissioning a 300,000 SF 50-year-old office/lab facility to a brand-new 90,000 SF state-of-the-art building. The IRM team relocated over 350 employees and 370+ pieces of capital equipment.
This R&D facility is a key location in Motorola Solutions portfolio, driving innovation for the products they provide to the military and first responders. The relocation was planned and managed against a phased construction schedule and a lease end date that had to be met, as the site is being repurposed by the current landlord.
Project Challenges
Based on the labs that operate in the facility, downtime for these teams was not an option. The challenges included ongoing testing and production schedules that could not be interrupted, along with coordinating 10+ OEM providers for the capital equipment, as well as the move services, rigging, and MEP disconnects and reconnects. The construction schedule and pending inspections continued to be delayed, with the move schedule requiring a complete overhaul and approval. Based on the schedule delays, an executive attended the ribbon-cutting ceremony that was coordinated during the move due to a prior commitment by the client.
Project Solutions
OMA IRM utilized our best-in-class process to deliver a seamless transition. Each lab and business unit was assigned a move champion to support the scheduled development and approval. End-user communications were provided, and a customized move packet for each employee and piece of capital equipment was developed. Utilizing our OMAVantage CX technology platform, a post-move issue tracking process was implemented to track and resolve all post-move issues. The decommissioning of the existing site was started early on in the process, bringing the landlord along in the process and leading to formal sign-off prior to the lease end date.
